Where these came from.
I'm Eric. For close to a decade, from the mid 2000s into the 2010s, I took a crew into Whistler every November. We deep cleaned more than 40 rental properties over two to three weeks, from condos to large homes. Every one of them had been professionally cleaned between guests all year. We were there for what those cleans missed.
Alongside that, I walked properties before guest arrival to confirm they were ready. That was steady work through my years at EMR Vacation Rentals, the company I founded in 2004 and sold to my business partner Blake MacKenzie in 2012. He runs it today and we still work together. So I have spent a long time standing in rentals somebody else had already called clean, writing down what was wrong with them.
Today I run Zima Enterprises. I build the marketing and direct-booking systems for cabin, lakefront and mountain rental operators. I also build Lexaily, a direct-booking plugin, myself.
I own a place on septic. It ran as a short-term rental for a while, and the sign in this library was posted in its bathrooms. I live at the end of a road with two spots that stop people when the weather turns.

The questions worth asking before you pay
Is it really one-time? And do I get what you add later?
Nothing renews. There's no subscription because there's nothing to subscribe to: you download the files and they're yours. Toolkits I add to the library after you buy are included. There is no upgrade fee and no "plus" tier. When I revise a file, you download the new version free; the copy on your page is always the current one. What exactly do I get, files or an app?
Files, mostly: 27 toolkits in both print-ready PDF and editable Word, 7 Excel workbooks, each on its own page with a full contents list you can read before you pay. Four web tools come with the account as well. The Home Manual is a phone-friendly guest guidebook with a printable QR sign, the Turnover Tracker holds cleaner checklists with photo proof of the turnover, and Inventory & Loans records what you lend out and whether it came back. A free account gets 1 property on each; the pass raises them to 500.
Do I need Microsoft Office, and can I actually edit them?
No Office needed, and yes, they're built to be edited. The DOCX and XLSX files open in Word and Excel, and just as well in Google Docs and Sheets, LibreOffice, or Apple Pages and Numbers. Each download page lists the steps for the free route. The PDFs are print-ready and open anywhere. Inside the Word files, the parts that need your details are written in square brackets and highlighted, so you overwrite [NETWORK / PASSWORD] and [PLUMBER] instead of facing an empty page. In the workbooks the totals are live formulas: type in the rows and the dashboard adds itself up.
Can I share the files with my cleaner or co-host?
Yes, inside your own operation. That's what they're for. Print the checklist for your cleaner, hand the owner statement to the owners you co-host for, put the welcome book in every unit you run. Is there a per-property price?
