Income & Expense Tracker, Canada Edition (T776)
The tracker rebuilt for Canadian hosts: expense categories named as the T776 names them, GST/HST collected and paid on the side, and a rolling four-quarter test that says when registration stops being optional.

Canadian rental income goes on Form T776, and the form wants totals by category, not a pile of receipts. This edition of the tracker uses the T776 category names, keeps GST/HST in and out in their own columns, and adds a tab that sums your short-stay gross by calendar quarter. When four consecutive quarters pass CAD 30,000 it says so, because that is the day registration stops being a choice. The Read Me explains the 30-night exemption and the 2024 expense-denial rule in plain words. Checked against the CRA in August 2026.

What it replaces
the work it removes- A blank document and every decision inside it. Somebody has to work out what belongs in each of those 5 parts, write the wording, and lay it out, 5 times over. That is the part already done.
- A generic small-business template with the word "property" pasted over it. It was written against one problem: The T776 asks for totals by category. A shoebox of receipts does not have any.
- Version chasing. If the file gets revised, the new one is a free re-download, not a second purchase.
