Ask whether you are allowed

Build the numbers
What a night costs you, what the comp set charges, and where the floor is. Then the tracker that keeps the answer honest every week.
Clean like a company
A room-by-room checklist in the order the work happens, with a photo standard so "clean" means the same thing to everyone.
Document the house
Shutoffs, suppliers, what breaks, who fixes it. The manual a co-host or a plumber can run from while you are on a plane.
Explain it to guests
Arrival, Wi-Fi, the quirks, checkout. On the counter as a book and on the door as a QR code.
Fix the photos
The shot list a photographer works from, and the order the photos go in. The cover photo does most of the selling.
Guest messages, written once
Every message from booking to review, in your voice, loaded as saved replies so nobody types at 11 pm.
Hand off the turnover
Paste your calendar link. The cleaner gets a text for every checkout and you get a photo when it is done.
Inventory what you lend
Kayaks, cribs, heaters. Booked out by date, marked returned, never lost.
Judge the listing honestly
Title, first three lines, amenities, minimum stay, price against the comps. By you with the workbook, or by me.
Keep guests coming back direct
A booking page of your own, paid on your own link, and a website that ranks for your town. The platform fee becomes your discount budget.
Condo, townhouse, cabin, or beach house
The steps are the same. The builders ask which one you have and leave out what does not apply: no septic questions for a downtown condo, no elevator questions for a lake cabin. The cabin packs are extra, for the places that need them.
