Terms of Service

Effective date: August 13, 2026

These terms are the agreement between you and us when you use VRABC. Please read them. By using our site or tools, you agree to them. If you don't agree, please don't use the site.

Agreeing to these terms

When you create an account, buy the pass, download a file, or use one of our hosted tools, you accept these terms. If you're using VRABC on behalf of a business, you're agreeing on that business's behalf, and you confirm you're allowed to do that.

Who we are

VRABC (vrabc.com) is operated by Zima Enterprises, based in British Columbia, Canada. We sell instant digital downloads for vacation-rental hosts — templates, checklists, spreadsheets, and printable signs — and we offer three hosted web tools plus optional coaching and a newsletter.

Your account

Some parts of VRABC need an account. A few simple rules keep things fair and secure:

• Give us accurate information and keep it current.
• Keep your password private. You're responsible for what happens under your account.
• One account per person. Accounts are for you, not for sharing.
• Tell us right away if you think someone else is using your account.

You must be able to enter a binding contract to buy from us.

Buying the pass

Most paid items are unlocked by a single one-time pass of $69 CAD — not a subscription, and nothing that renews. Once you buy the pass, you get instant access to download the paid items. Some items are free and don't need the pass.

• Instant digital delivery. These are digital files. You get access to download them right after purchase.
• Prices and taxes. Prices are shown at checkout. Depending on where you are, taxes may be added. We may change prices over time, but a change never affects a purchase you've already made.
• Payment. Card payments are handled by our payment processor, Stripe. We don't store your full card details.
• Making it right. We stand behind what we sell. If you don't find value, tell us and we'll make it right. See our Refund Policy for how that works.

Using the site and tools fairly

We want VRABC to stay useful and safe for everyone. When you use the site, the downloads, or the hosted tools, please don't:

• Break the law or use VRABC for anything illegal.
• Resell, redistribute, sublicense, or republish our files and templates (see the License below).
• Try to break, overload, scrape, or hack the site or tools, or get around security or access limits.
• Upload anything harmful, infringing, or that you don't have the right to share.

The hosted tools (Home Manual, Turnover Tracker, and Inventory & Loans)

Our Home Manual (a guest guidebook), Turnover Tracker (cleaner coordination) and Inventory & Loans (tracking the items you lend to guests) let you create pages and records, and upload content including photos. A few of these features work through tokenized links — special no-login web addresses you can share with guests or cleaners. Because those links open without a password, please treat them with care:

• You're responsible for the content you add, including photos, calendar URLs, and anything you share through the tools.
• Only upload photos and information you have the right to use, and be thoughtful about anything that could identify a person or a property.
• Share tokenized guest and cleaner links only with people you intend to give access. Anyone who has the link can open that page.
• You're responsible for keeping your own guests and cleaners informed about how their information and photos are used.

We may set reasonable limits on storage, uploads, or usage, and we may remove content that breaks these terms or the law.

What belongs to whom

The VRABC site, brand, and the templates we sell are owned by us or our licensors, and are protected by intellectual-property laws. Buying the pass gives you a license to use the files — it doesn't transfer ownership. What you're allowed to do with the files is spelled out in our License: in short, personal and single-business use for your own rental properties, with no reselling or redistributing. Please read the full License for the details.

Content you upload to the tools stays yours. By uploading it, you give us permission to host, store, and display it so the tools can work for you and the people you share links with.

Helpful tools, not professional advice

Our templates, checklists, and spreadsheets are general business tools to help you run a rental. They are not legal, tax, accounting, or insurance advice, and they aren't a substitute for a professional who knows your situation. Local laws and rental rules vary a lot. Please confirm anything important with a qualified advisor before you rely on it.

No warranties

We work hard to make VRABC useful, but we provide the site, downloads, and tools "as is" and "as available." We don't promise they'll be perfect, error-free, uninterrupted, or fit for a particular purpose. To the extent the law allows, we disclaim warranties that aren't expressly stated here.

Limitation of liability

To the fullest extent the law allows, VRABC and Zima Enterprises won't be liable for indirect, incidental, or consequential losses — like lost profits, lost bookings, or lost data — arising from your use of the site or tools. If we are ever found liable for something, our total liability to you is limited to the amount you paid us in the 12 months before the claim. Some places don't allow certain limits, so parts of this section may not apply to you.

Ending access

You can stop using VRABC any time and ask us to close your account. We may suspend or end access if you break these terms, misuse the tools, or create risk for us or other users. If your account ends, the sections meant to last — like intellectual property, disclaimers, and limitation of liability — still apply.

Changes to these terms

We may update these terms as VRABC grows or the law changes. When we do, we'll post the new version here and update the effective date. If a change is significant, we'll try to give you a reasonable heads-up. Continuing to use VRABC after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of British Columbia, Canada, without regard to conflict-of-law rules. You agree that disputes will be handled in the courts located there, unless the law where you live gives you a right to something else.
