I founded a vacation rental company in 2004 and sold it in 2012. Today I build the systems behind cabin, lakefront and mountain rental businesses. There is no course and no cohort behind this. Just the session.

Direct bookings & escaping OTA fees

What it really takes to move a repeat guest off the platform: a site that can take the booking, a payment rail, and the email that brings them back. Operations, cleaning & systems

I'm Eric. For close to a decade, from the mid 2000s into the 2010s, I took a crew into Whistler every November. We deep cleaned more than 40 rental properties over two to three weeks, from condos to large homes. Every one of them had been professionally cleaned between guests all year. We were there for what those cleans missed.

Alongside that, I walked properties before guest arrival to confirm they were ready. That was steady work through my years at EMR Vacation Rentals, the company I founded in 2004 and sold to my business partner Blake MacKenzie in 2012. He runs it today and we still work together. So I have spent a long time standing in rentals somebody else had already called clean, writing down what was wrong with them.

No. Pre-purchase is when an hour of outside eyes is worth the most: market choice, the revenue math, and the permit and tax check before you sign. Fixing those after closing costs a great deal more than a session.

Will you just tell me to buy the All-Access Pass?

No. If a $49 USD toolkit solves your problem, I'll tell you which one in my reply and we won't book a call. Coaching is for the problems a template can't see: your market, your listing, the numbers on your own calendar.

How is the fee set?

Per problem, in my reply, before anything is booked. A single knotty question and a full review of a multi-unit operation are different sessions. One number on this page would overcharge one of you.

Does it matter how many properties I run?

No. The questions change with a bigger portfolio; the format stays the same. The Home Manual and Turnover Tracker work that way too: free for one property, up to 500 with the pass.

What do you need from me before the session?

Whatever the problem lives in: the calendar and rate history for pricing, the listing URL for marketing, the PMS / channel manager / booking-engine names for tech. It's a short list, and I name it exactly in my reply.

Do you do done-for-you work, like site builds and booking-engine setup?

Sometimes, where it's a genuine fit. That work runs through Zima Enterprises, not through coaching. Say so in your note, or use the contact page, and I'll tell you honestly whether it makes sense.
